The Virtual Tour is one of the newest and most dynamic tools of the real estate agent. But like any marketing tool, the virtual tour needs to be used in an intelligent way.  Scratchy audio, bad photography and lack of a script create a virtual tour that is both unprofessional and harmful to your professional image. A virtual tour is in essence multimedia – sound, image and story much like a television or movie.

Start with a Good Script

Creating a good virtual tour starts with a good script. A script may sound like a lot of work but it should take a half hour to create a basic script that will work. A script allows you to organize your thoughts, find the best phrasing and avoid the “ummms”, “oh yeahs” and other conversational phrases that make your presentation amateurish and unprofessional.

Don’t Plan for More than You Can Professionally Produce

Before you even begin you need to decide what type of audio you need for your presentation. Most agents immediately want a voice over for their virtual tour. A voice over can add a lot to a virtual tour but it is not always the best choice. A poorly produced voice over should never be used – it will not help the house sell and it will hurt your credibility with client. To produce a good voice over you need to fulfill two basic requirements. First, you need professional quality audio equipment or you need to rent a local sound studio. Second, you need to find someone that has professional voice experience. Everyone thinks that they can narrate a video but the truth is that very few of us have the cadence, timing and diction required to create a good sound.

The Script

It is much better to organize your presentation, thoughts, and media before you begin than to try to piece things together half way through a presentation. You will be much happier with the final result and less frustrated with the creative process.
You don’t need to be Francis Ford Coppola to create a script – though I am always surprised how many aspiring directors are uncovered when you mention the word “script”. If you’re creating a voice over don’t worry about writing every word of the script. Many agents do better with phrases and ideas organized as bullet points.
